Ajman property residence visa

dear all, i found this site extremely useful! i also got a question re residence visa, but can't find any info.

it is still not clear what happen to Residence visa for those who already puchased apprt. few years ago, and need visa renewal.

hundreds and hundreds people pending renewal only at our developer office in Ajman. and it is since July 2008. There is no sign whether residnce issuing visa is stopped forever, or it is still pending decision on higher level....

can anybody give me a hint of what is going on? What about all those people who own appartment and stay in country without viza just because the previous is expired in July, and new one is not given till now?

is there any hope for future? Or would it be best way to sell the apprtment off, and leave? (if anybody is interested to buy it at all under current conditions...)

Welcome to the Dubai forums Zulfia :) :).

I just saw a report this week (in the Gulf News 09 October 2008) that Ajman has stopped issuing new and renewals of residency visas with property. However, the report in the Gulf News didn't quote a named source, and even when they do, there can sometimes be an about face. "In order to obtain a residence visa one must have a business here or a job. Unemployed people will not be issued a visa even if they own freehold property. We will not even renew visas of freehold owners," was what the anonymous official was supposed to have said. Apparently she or he was from the Ajman Naturalisation and Residency Department, so there's nothing anyone can say here that's going to clarify that. The trouble is in Ajman, there have been a few conflicting and confusing reports about property related issues in the past. I think what you said is the most accurate information you'll find nowadays :(...

is it known if it is the same situation for all emirates? I've heard that it is the same with Dubai...

UAE property residence visas

I would worry, but not panic just yet. You often find contradictory information being reported from various officials. It's never clear whether they just disagree or whether the newspapers get it wrong. Either way, it makes it difficult for property buyers to figure out what's going on :(.

I'm guessing but here's what I think the situation is in different emirates for UAE residence visas with property purchases

Abu Dhabi - don't know
Ajman - not clear, last information (anonymous) is residence visas with property purchase no longer available or renewed
Al Ain - no foreign ownership of property (Al Ain is not an emirate, it's part of Abu Dhabi emirate)?
Dubai - not clear, first reports that some developers had suspended visa processing, then reports that all visa processing on hold
Fujairah - no foreign ownership of property?
Ras Al Khaimah - residence visa with property purchase still ok?
Sharjah - no foreign ownership of property?
Umm Al Quwain - don't know, probably residence visas still possible but no property completed yet?

Hi!

I know what will happen with RAK... They will wait till many people buy property there, (thus the visas will be given for first year or two... to attract more buyers) When they get enough of money, - they will say that residence visa is on hold (stopped, cancelled etc etc etc). This was scenario in Ajman i guess.....

Just wonder, why property buyers are so quiet, and do not protest. Obviously many of us were badly cheated with false promises just to get money out of our pockets... But so far i don't hear/don't see people being outraged, complaining much.... :?:

Most people living in the UAE probably have a visa another way like from work or partner so that might be why there aren't many people complaining.
